We examine the structure behind the decision—not only the final decline code or underwriting condition.
Loan request and leverage
Purchase or refinance purpose, requested amount, LTV, cash out, payoff, down payment, rate, term, interest-only structure, and prepayment penalty.
DSCR calculation
Monthly rent divided by the qualifying housing obligation, including the payment, taxes, insurance, HOA, and flood insurance when applicable.
Rent documentation
Current lease, market rent, Form 1007 or 1025, short-term rental history, seasonal averages, and the lender’s permitted treatment of each source.
Appraisal and property
Value, comparables, condition, legal use, unit count, mixed-use percentage, condo status, rural influence, marketability, and appraisal-review findings.
Borrower profile
Credit range, housing history, reserves, experience, recent credit events, citizenship, guarantor profile, entity ownership, and vesting.
Guideline and lender fit
Whether the lender’s overlays are aligned with the actual scenario and whether another available program may treat the risk differently.
Deadline and execution risk
Contract date, earnest money, rate lock, 1031 exchange, balloon maturity, private-money payoff, appraisal timing, and required extension.
Documentation quality
Whether the current file clearly supports rents, reserves, insurance, entity documents, purchase funds, payoff, and the explanation of any adverse event.
Realistic next move
A recommendation to proceed, restructure, reduce the request, gather better support, seek more time, or pause until the eligibility problem changes.
