Rebuild the DSCR calculation using supportable rent, complete property expenses, the actual proposed payment, and useful sensitivity cases.
Debt service coverage ratio is simple in concept: eligible monthly rental income is compared with the monthly property debt obligation used by the loan program. The difficult part is not the division. It is determining which rent and which expenses the lender will accept.
Use one documented numerator and one complete denominator.
A favorable result built from unsupported rent or incomplete property expenses will not survive underwriting.
The working DSCR formula
DSCR = Eligible Monthly Rental Income ÷ Eligible Monthly Property Debt Obligation. The exact definition of each side can vary by program, property, transaction, lease status, and documentation.
Step 1: Verify the loan structure
- Requested loan amount and property value or purchase price
- Interest rate and amortization term
- Principal-and-interest or eligible interest-only payment
- Any required subordinate financing payment
- Prepayment structure when it affects pricing or payment options
Do not substitute a promotional rate, old term sheet, or estimated payment from a different loan amount. Use the payment tied to the structure being reviewed.
Step 2: Build the complete monthly obligation
- Proposed monthly principal and interest, or eligible interest-only payment
- Monthly property taxes based on the current acceptable figure
- Monthly hazard insurance
- Monthly HOA or association dues
- Monthly flood insurance when required
- Any other property obligation included by the applicable program
Taxes and insurance are not optional in a meaningful DSCR review. Understating the denominator can make a scenario appear stronger than it is.
Step 3: Identify the supportable rent
Long-term rental
Compare the current lease, appraisal market-rent schedule, rent roll, occupancy, lease term, concessions, and proof of receipt when required. The available rent may be the lease, market rent, or a program-defined treatment of the two.
Short-term rental
A short-term rental review can require operating history, platform statements, third-party market data, seasonality treatment, and an expense factor. Gross booking revenue is not automatically the qualifying rent.
Vacant or newly acquired property
The appraisal’s market-rent conclusion may be central, but the property condition, intended use, local restrictions, and program’s vacancy rules still matter.
Step 4: Run sensitivity cases
A second-look calculation should show more than one answer. Test the verified current structure, a lower loan amount, an eligible interest-only option, and a conservative rent case. This reveals whether the file is close to qualifying or requires a material change.
- Base case: current requested loan amount and documented rent.
- Conservative rent case: lower eligible rent or required haircut.
- Lower leverage case: reduce the loan amount and recalculate payment.
- Alternative payment case: use only an actually available interest-only or amortization option.
Step 5: Reconcile the result with the lender decision
When your result differs from the lender’s result, ask for the inputs. The gap usually comes from rent selection, taxes, insurance, HOA, payment structure, or rounding—not the formula itself.
Common DSCR recalculation mistakes
- Using gross short-term rental revenue without the required expense treatment
- Leaving taxes, insurance, HOA, or flood insurance out of the denominator
- Using market rent when the program requires another treatment
- Using a payment from an expired quote or different loan amount
- Ignoring a subordinate lien or other required property debt
- Assuming every lender uses the same minimum ratio or documentation rules
The result is a screening estimate.
A calculation helps structure the file, but it is not an approval or rate lock. The lender must validate the inputs under current guidelines.
