A deadline-first checklist for stabilizing a stalled DSCR purchase, refinance, 1031 exchange, payoff, or expiring rate-lock scenario.
A stalled DSCR closing becomes an emergency when a fixed deadline creates a material risk: earnest money, a purchase contract, a 1031 exchange, a rate lock, a balloon maturity, a private-money payoff, or another acquisition. Urgency should change the order of work—not lower the standard of review.
State the exact deadline in the first line.
“ASAP” is not a date. Provide the scheduled closing, extension deadline, exchange deadline, payoff date, or lock expiration and the time zone when relevant.
First 30 minutes: establish control
- Identify the decision-maker at the current lender and the current file status.
- Obtain the latest approval, condition list, suspension, decline, or term change in writing.
- Confirm the contract closing date and whether an extension is available.
- Confirm earnest money, exchange funds, payoff, and rate-lock exposure.
- Create one document list and one authorized point of contact.
Next: classify the blocker
- Credit or borrower: score, mortgage history, liquidity, experience, citizenship, guarantor, or vesting.
- DSCR: rent, payment, taxes, insurance, HOA, flood, or required ratio.
- Appraisal: value, rent, condition, legal use, marketability, or review finding.
- Property: type, units, mixed use, project, rural location, short-term rental, or occupancy.
- Transaction: seasoning, cash-out, title, source of funds, delayed financing, or subordinate lien.
- Operational: missing documents, communication failure, closing protection, insurance, title, or payoff.
Build the minimum complete rescue package
An emergency submission should be concise but complete enough for a go/no-go decision. More documents are not always better. Send the documents that prove the essential facts and identify what is still missing.
- Borrower name, role, contact information, credit range, reserves, and vesting
- Property address, type, units, occupancy, contract price, value, and rent
- Loan amount, payment structure, current payoff, cash out, and cash to close
- Current lender reason and exact unresolved condition
- Appraisal, term sheet, approval, contract, lease, insurance, title, and payoff when relevant
- Exact deadline and extension status
Do not hide bad facts to save time
A prior decline, mortgage late, title issue, appraisal problem, property condition, entity problem, or deadline should be disclosed immediately. Discovering it later wastes the very time the emergency process is meant to protect.
Ask for a realistic closing assessment
A responsible Deal Desk should distinguish between a program-fit review, an approvable structure, and a closable timeline. Even a potentially eligible loan may not close by an impossible date if appraisal, title, insurance, entity, credit, or verification work remains.
Coordinate the transaction while financing is reviewed
- Request a written contract extension when needed.
- Notify the qualified intermediary when an exchange deadline is involved.
- Confirm the seller, escrow, title, insurance, and appraisal contacts.
- Do not cancel the current loan until the alternative path is sufficiently verified.
- Maintain one timeline with owners for each remaining item.
Emergency routing is priority—not a promise.
DSCRSecondLook tags explicit emergency language and deadlines inside the configured window as P1. That accelerates review but does not guarantee eligibility, approval, or closing.
