Property Eligibility

Difficult DSCR property types need the right lender profile.

A property can be acceptable collateral for one program and ineligible for another. The second look focuses on the actual characteristics—not a generic property label.

2–4

Small multifamily

Unit count, occupancy, market rents, zoning, utilities, and appraisal form selection can affect the route.

5+

5–9 unit and larger multifamily

These properties may require a specialized residential-investor or commercial analysis rather than a standard 1–4 unit path.

MX

Mixed-use property

Residential-to-commercial allocation, owner use, legal zoning, square footage, and commercial tenant profile are critical.

STR

Short-term rental

Operating history, market data, seasonality, expense assumptions, local restrictions, and management can determine income eligibility.

C

Condotel or non-warrantable condo

Hotel operations, front-desk services, rental programs, owner-occupancy levels, litigation, reserves, and project concentration may apply.

R

Rural or unique property

Acreage, land value, outbuildings, comparable distance, marketability, access, utilities, and highest-and-best use require careful review.

V

Vacant or transitional property

Current habitability, renovation scope, lease-up plan, permits, and timing may call for bridge financing before a long-term DSCR exit.

U

Unusual ownership or use

Trusts, multiple entities, ground leases, partial commercial use, accessory units, or title exceptions can require a tailored solution.

Questions the Deal Desk Asks

Property eligibility is more than an address and unit count.

✓ Is the property legally permitted for its current use?
✓ Is it habitable and marketable in its current condition?
✓ Can the appraisal support the use, value, and rent?
✓ Does the property generate eligible business-purpose rental income?
✓ Does an available program accept the property state, vesting, and characteristics?

The right question is not “Is this property difficult?”

It is “Which available program is built to understand this property?”
