DSCR Second-Look FAQ

Answers before you submit a difficult investment-property loan.

These answers explain the review process. They do not replace the final lender guidelines or underwriting decision.

What is a DSCR loan second look?

It is a fresh review of an investment-property loan that was declined, delayed, suspended, repriced, or otherwise placed at risk. The review considers the DSCR calculation, appraisal, rent, property, borrower, structure, documentation, lender fit, and deadline.

Does the review guarantee approval?

No. It is not a commitment to lend or a guarantee that the transaction can be saved. Final eligibility and terms require a complete application and underwriting.

Can a loan declined by one lender qualify elsewhere?

Sometimes. Lenders use different credit overlays, reserve rules, property guidelines, rent calculations, appraisal standards, and leverage limits.

Can I submit without documents?

Yes. Documents are optional for initial capture. An appraisal, decline notice, term sheet, lease, contract, or condition list can make the review more precise.

What happens when the closing is within seven days?

Tell us the exact date and time zone. Imminent closing, lock, exchange, or payoff deadlines are flagged for priority review while the original loan issue stays with the scenario.

Is a hard credit pull required?

An initial scenario discussion may be possible without a hard inquiry. A credit report may be required after the applicant elects to proceed with a formal application.

Can a DSCR below 1.00 qualify?

Some programs may consider a ratio below 1.00 with lower leverage, stronger credit, reserves, or other compensating factors. Availability varies and is not guaranteed.

Do you review short-term rental income?

Yes, when an available program supports the property and documentation. Historical statements, third-party market data, seasonality, and expense treatment may be relevant.

Can you review a low appraisal?

The Deal Desk can review the effect of value, rent, factual issues, comparables, condition, and lender overlays. It cannot direct an appraiser to reach a predetermined result.

Is the site for owner-occupied homes?

No. It is intended for non-owner-occupied investment properties and business-purpose financing requests.
