Appraisal & Rent Review

When value or rent changes the loan, review the support behind the conclusion.

An appraisal problem may involve value, comparables, condition, market rent, lease treatment, short-term rental evidence, or a lender review overlay.

Two Conclusions, One Report

The appraisal can affect both leverage and DSCR.

A lower property value may reduce the maximum loan amount. A lower market-rent conclusion may reduce the qualifying income. Either issue can change pricing, reserves, cash to close, or approval.

✓ Value review: comparable selection, adjustments, condition, legal use, unit count, marketability, and review findings.
✓ Rent review: current lease, Form 1007 or 1025, comparable rents, concession treatment, and proof of receipt.
✓ Short-term rental review: eligible operating history, third-party market data, seasonality, and required expense treatment.
✓ Program fit: whether another lender has a more appropriate appraisal or rental-income framework.
Appraisal and rental-income documents on a Deal Desk
Appraisal disputes require facts. Specific comparable, condition, measurement, or factual issues are stronger than a general disagreement with value.
